The documents

The Villas of Westpark at Westchase is a deed restricted community governed by a homeowners association (HOA) subject to certain restrictions regarding the use and maintenance of their property. All purchasers agree to abide by these restrictions when they close on their home. In addition, The Villas homeowners are also subject to deed restrictions of the Master Community, Westchase.

The restrictions and the rules for the operation of the Association are largely contained in three governing documents (the documentation you received at your closing). The Articles of Incorporation, a document naming the Association and establishing it as a Florida corporation. The By-laws, a document establishing rules that will govern the Association and specifying the positions and duties of the board of directors, frequency of meetings, etc. The "CCRs" or Declaration of Easements, Covenants, Conditions and Restrictions are a more detailed document defining all parties, including builder and homeowner and set forth the instructions for maintaining the Association and the properties included in the Association.

Forms, policies and procedures

As part of your agreement to abide by the documents upon purchase, you must also observe any policies put in place by the Board of Directors. Prior to lease or sale of your unit, you must submit an application for lease or sale along with a processing fee.
